Overview

The complete picture before you commit.

Honest, plain-English explanation no jargon, no hard sell. We want you to understand exactly what we're recommending and why.

What it is

A security risk assessment is a structured on-site review of your property's physical, electronic and procedural vulnerabilities — perimeter, entry points, sight-lines, existing alarm and CCTV, lighting, key control and staff or resident behaviour. You receive a written report ranking every risk and recommending proportionate mitigations.

Who it's for

Homeowners after a break-in or before insurance renewal, landlords and letting agents managing HMOs and rental portfolios, business owners preparing for insurance surveys or ISO/PCI audits, and property managers responsible for multi-site portfolios.

When you need it

After a break-in in your street or premises, before an insurance renewal or survey, on change of business use or occupancy, before a HMO licence application, or as a routine annual review for higher-value or higher-risk properties.

Why professional install matters

Buying alarms and cameras without understanding the actual risk pattern almost always results in the wrong kit in the wrong place. An independent assessment ensures you spend once, correctly — and that any system you already own is being used to its full capability.

What's at stake

What happens when this gets ignored.

Kit in the wrong place

Camera pointed at the driveway when the actual entry route is the alley — one of the most common findings we see.

Insurance survey looming

Commercial insurers increasingly demand independent risk documentation ahead of policy renewal. A written report satisfies most surveyors.

HMO licensing gap

Council HMO inspections look at fire, but also at physical security and key control — a proper assessment surfaces gaps before the inspection does.

Post-break-in decisions

Rushed post-burglary purchases often duplicate what didn't work. An assessment reframes the whole property, not just the failed door.

Our Process

A clear, predictable process no guesswork.

Four decades of installs has taught us exactly what works. Every customer follows the same well-tested path from first call to long-term aftercare.

  1. 1Step 1

    Pre-Visit Brief

10-minute call to understand the property, any recent incidents, insurance requirements and what you're most worried about.

  2. 2Step 2

    On-Site Assessment

1–2 hour walk of the property covering perimeter, boundaries, entry points, sight-lines, existing alarm and CCTV coverage, lighting, locks, key control and procedural practices.

  3. 3Step 3

Written Report Within 5 Working Days

Prioritised risk register, photo-annotated recommendations, indicative costings and — where relevant — mapping to insurer or licensing requirements.

  4. 4Step 4

    Optional Follow-Up Quote

If you'd like us to implement any recommendations, we quote fixed-price. If you'd rather use another installer, the report is yours to use freely.

What the assessment covers

Perimeter and boundaries (fences, walls, hedges, gates), entry points (doors, windows, roof access, garages, outbuildings), sight-lines from the street and from neighbours, external lighting and dead zones, existing alarm coverage and grading, CCTV coverage and evidential quality, lock standards and key control, and procedural practices (keyholding, alarm codes, contractor access, deliveries).

Residential and HMO reports

For homes and HMOs we align findings with your buildings and contents insurer requirements plus (for HMOs) local council licensing standards. Common recommendations include upgrading front and rear door cylinders, repositioning existing CCTV, adding perimeter lighting and formalising key control.

Commercial reports

For commercial premises we align findings with your insurer's survey framework, plus (where relevant) PCI-DSS physical requirements, ISO 27001 Annex A controls and any sector-specific standards (care, education, hospitality). Common recommendations include zoning the alarm, upgrading CCTV to evidential quality, formalising visitor management and access-control audit trails.

Multi-site portfolios

For letting agents, property managers and multi-site commercial operators we can assess a representative sample of properties and produce a portfolio-level risk view — useful for insurer conversations and capital planning across estates.

Independence and no obligation

The assessment fee is separate from any installation work. Reports are yours to use with any installer — including ones who might quote against us. Our long-term customer base is built on being straight about what a property does and doesn't need.

FAQ

Straight answers, no jargon.

Question not answered here? Call +44 7700 137868.

How much does an assessment cost?+

Residential assessments start from £150. HMO and small commercial from £250. Larger commercial or multi-site is quoted per project. Fee is agreed in advance.

How long does the visit take?+

Typically 1–2 hours on-site for a residential or small commercial property, longer for larger sites.

Do I have to use you for any resulting installation?+

No. The report is yours — use any installer, or none. Independence is the whole point.

Will the report satisfy my insurer?+

In our experience yes — reports follow the framework UK commercial insurers use themselves. If your insurer has a specific template, share it and we'll structure the report to match.

Do you assess fire and life safety too?+

We flag obvious fire risks (missing detection, blocked escapes) and cross-refer to BS 5839, but a full fire risk assessment is a separate specialist discipline we don't undertake.
