Domestic & HMO systems (BS 5839-6)

For single dwellings we typically install Grade D2 or D1 interlinked mains-wired detectors with 10-year sealed battery backup, sited per LD2 or LD3 coverage. For HMOs and shared houses we step up to Grade A or Grade D depending on room count and layout — with heat detectors in kitchens, optical smokes on escape routes and dedicated sounders to reach every letting room at 75 dB(A) at the bed head.

Commercial systems (BS 5839-1)

We design and install conventional and fully addressable systems from major UK manufacturers, sized to your L-category (L1 whole-building life safety through to L5 bespoke). Zoned panels, addressable loops, manual call points, sounder-beacons for hearing-impaired occupants, and interfaces to door retainers, AOV vents, lifts and BMS as required.

Wireless retrofit systems

Radio-linked BS 5839 systems (EN 54-25 compliant) are ideal for occupied premises, listed buildings, older HMOs and any property where cable containment would be disruptive or destructive. Battery lives of 5–10 years with supervised low-battery reporting straight to the panel.

Servicing, log books & certification

BS 5839-1 requires 6-monthly servicing for commercial fire alarms; BS 5839-6 recommends annual servicing for domestic and HMO systems. Every service visit produces a dated, signed certificate and updates the on-site log book — the two things fire officers ask for first.

Integration with your wider security

Fire signals from Texecom-panelled systems can share ARC signalling with intruder activations, meaning one monitored account, one keyholder list and one point of contact. Do I legally need a fire alarm in my HMO?+

Yes. Every licensable HMO across Greater Manchester requires a certified BS 5839-6 system — typically Grade A or D depending on size. We design, install and certify to whichever grade your council specifies.

How much does a fire alarm system cost?+

Domestic interlinked systems start from around £450 fully fitted. HMO Grade D systems typically run £700–£1,800 depending on room count. Commercial addressable systems are quoted per project after a free site survey.
